What we do

Cavendo is an independent investment management company with offices in Stockholm and Helsinki. We create business opportunities for institutional investors in the Stockholm and Helsinki property markets. Since inception, Cavendo has completed EUR 1,8 billion of property deals and currently manages a property portfolio of 292,000 sqm in Stockholm and Helsinki. Cavendo was founded in 2014 by its current partners who fully own and manage the company.

Cavendo was founded to provide institutional investors with an efficient way of investing in direct real estate and deliver outstanding long-term returns. We do so through partnerships where Cavendo also commits to an investment. This creates loyalty, commitment and an alignment of interests.

Cavendo – A knowledge–based company

It takes knowledge and experience to find, implement and actively manage the right investments. At Cavendo, we provide these services for some of the largest pension funds and private equity investors active in the Nordic market.

Cavendo’s largest asset lies in our people and our combined capacity to source deals and provide local, hands-on asset management capacity. We invest in properties that we thoroughly understand and know how to manage successfully.

Investors

Cavendo’s investors are pension funds, private equity firms and other institutional investors. Our role is based on trust, which we are honored to have been given and constantly do our best to preserve. Together with our investors we build long-term relationships based on the co-ownership of the properties we invest in. As a co-owner, Cavendo takes responsibility for all aspects of operating and managing our investments from day one till when the property is eventually disposed of to new owners.

History

Below are a few of our key achievements.

2023

The JV with Niam, Stationsfastigheter AB, acquires one additional property Port 73 in Haninge and a property Nian in Gävle

2022

The JV with Niam, Stationsfastigheter AB, acquires the two additional properties Väsby C and Bålsta C. Also, Heron City, the property owned together with Varma and CapMan Real Estate, was sold.

2021

Cavendo starts a JV with Niam, Stationsfastigheter AB. The company acquires three properties from Citycon, Fruängen C, Högdalen C and Tumba C. Together with Ursus, Cavendo acquires Glädjen and Förtjusningen, two residential properties on Kungsholmen in Stockholm.

2020

Cavendo starts a JV with Meyer Bergman (now called This is Mark) and acquires a property on Södermalm, Stockholm. Cavendo advise LaSalle Investment management in their acquisition of the office property Arkadia in central Helsinki.

2019

Cavendo enters into a collaboration with LaSalle Investment Management to manage their property Häggvik Handel in Sollentuna, Stockholm.

2018

Cavendo acquires the half city block Kluuvi on Alexandergatan in central Helsinki in a JV with AXA IM Real Asset.

2017

Cavendo operates as an advisor to Schroders on the acquisition of an office property portfolio in Helsinki.

2016

Cavendo makes six acquisitions for Antilooppi and the company grows to EUR 700 million. Cavendo acquires Heron City in a JV together with Finnish companies Varma and CapMan Real Estate. Antony Pastiroff joins Cavendo as a partner.

2015

Cavendo acts as advisor to AMF Pension on the formation of Antilooppi real estate company in Helsinki. The company is jointly owned by AMF Pension and Ilmarinen and has a property value of EUR 400m. Cavendo performs an interim management function at Antilooppi focused on rapidly growing the company’s property portfolio.

2014

Cavendo is founded by Joakim Karlsson, Martin Lindblad and Urban Ehrling who fully own the company. The three have a long-standing common background at real estate private equity firm Niam.
